1) How is the long-stay accommodation market performing in Bangkok at present?
There is a definite market for long-stay serviced apartments in Bangkok. Bangkok has a large community of expatriates who are looking for more convenience and services than condominium apartments can offer. With their personal time limited through work commitments, a serviced apartment allows you to live comfortably and gives you the leisure time to discover Bangkok and beyond. There appears a shortage of housing in preferred living areas of Bangkok therefore serviced apartments are an attractive option. At Marriott Executive Apartments (MEA) Sathorn Vista, we operate 50% long-stay and 50% short-stay, also attracting the short stay corporate and leisure traveller.
2) What are your property’s main guest source markets, and what is your average length of stay?
MEA is an international brand with upscale serviced apartments designed for executive expats staying 30+ nights when travelling to key international gateway cities on a temporary assignments or relocation. Our key source markets are international business travellers, both long- and short-stay, as well as leisure travellers. China, Hong Kong, USA, Australia and Middle East are all key markets for our property. MEA strives to be the number one global brand for extended stay.
3) What facilities does the MEA Sathorn Vista offer to long-stay guests, and how does this differ from standard Marriott hotels?
The main difference between the MEA Sathorn Vista and standard hotels is that you don’t just stay here; you live. So our facilities offer you the comforts at home whilst you’re away from home. The brand offers studios to three-bedroom apartments, all equipped with modern kitchens and fully-furnished with plenty of space for living, working and relaxing. The real difference between us and our competitors is our staff; we have a great team here at MEA Sathorn Vista who are focused on the guest and all their needs are met, including grocery shopping.
4) How do rates and occupancy differ in long-stay properties in Bangkok compared to standard hotels?
The average daily rates and occupancies for every hotel or serviced apartment will differ per location, brand and rating. But our rates for a one-bedroom apartment are similar to those of a five-star hotel room.
5) What is your outlook for the year ahead?
The outlook for 2014, the Year of the Horse, will be a little softer than previous years due to the current situation in Bangkok. However Thailand and Bangkok are always quick to rebound as it is one of the most desired travel destinations in the world. At MEA Sathorn Vista we are planning for a busy year, will focus on improving our services and facilities for our guests to ensure they intend to return or recommend us to their friends and family.
