The analysis highlights a 29% year-over-year increase in net reservations per property during the week of 1–7 December, with average daily rates (ADR) rising by 25% across all markets.

Kansas City, Greater Philadelphia, Greater Boston, and Guadalajara have seen the most significant booking surges, with increases of 82%, 80%, 78%, and 70% in net reservations per property, respectively. Boston also experienced a remarkable 102% rise in ADR during this period. Conversely, the San Francisco Bay Area and Monterrey showed weaker responses, with San Francisco experiencing a 31% decline in net reservations despite a 27% increase in ADR, and Monterrey seeing flat reservations alongside a 49% drop in ADR.

Looking ahead to the tournament period from 11 June to 19 July 2026, Key Data reports substantial growth in demand. Nights sold have increased by 298% year-over-year, with revenue per property up by 533% and ADR by 63%. Guadalajara leads in event-period demand with a 1,989% increase in reservations per property, followed by Greater Boston, Kansas City, Greater Philadelphia, and Greater Atlanta.

However, not all cities are benefiting equally. Greater Los Angeles and the Vancouver Area are experiencing declines in reservations per property, despite increases in ADR and revenue per property. The San Francisco Bay Area shows flat reservation growth, even with a 134% rise in ADR. These variations underscore the differing impacts of the World Cup on host cities' rental markets.
