Asia’s branded residences landscape is undergoing a decisive shift as we segue into 2027

Asia’s branded residences landscape is undergoing a decisive shift as the year inexorably marches toward 2027.

Currently, the traditional model of high-density urban towers is steadily giving way to expansive resort developments, driven by a fundamental changing of the guard across the region’s key wealth and hospitality corridors.

Recent market insights from Savills and C9 Hotelworks highlight a defining trend: leisure hubs now dominate the regional pipeline.

Coastal, island, and mountain destinations are projected to represent 65 percent of all upcoming Asia-Pacific branded residential schemes.

Phuket as the hub for regional growth

In Southeast Asia, and specifically Thailand, Phuket stands as the definitive epicenter of this boom.

A massive 40 percent surge in international flight connectivity has propelled the Thai island’s pipeline past 3,200 active units, officially overtaking London in total project volume.

Meanwhile, secondary leisure hubs across Vietnam, including Lam Dong and Quang Tri, are quietly emerging as the next frontier for boutique development.

Calling curtains on standalone properties

Unlike North America or the Middle East where standalone residential towers thrive, the sector in the Asia-Pacific remains deeply anchored in co-location.

Through 2027, standalone units are expected to become virtually non-existent in the region.

In markets like Vietnam, 83 percent of all developments are directly integrated with luxury hotels or mixed-use schemes.

High-net-worth buyers across Asia heavily prioritize the immediate infrastructure, turnkey rental pools, and premium hospitality services provided by operational hotel platforms.

Regional realignment

Geographically, the market is undergoing a notable realignment at present.

While Bangkok continues to lead active inventory with 4,525 units, Thailand as a whole is maturing into an urban primary-home market.

Taking the absolute lead in raw expansion is Vietnam, which has bypassed Thailand with an unmatched pipeline of 15,762 units across 47 luxury and upscale projects.

Simultaneously, India is tracking a staggering 126 percent growth trajectory; interestingly, India’s explosion remains concentrated in major metropolitan centers, driven by high-design, non-hospitality partnerships.

Couture hospitality is a thing in Asia and the Pacific

While legacy hospitality titans like Marriott and Accor maintain their market share, haute couture and luxury automotive houses are capturing significant attention.

Wealthy Asian buyers are eager to internalize fashion heritage within their living spaces.

Key developments debuting by 2027 reflect this appetite, ranging from Etro’s residential project in Phuket to Elie Saab’s fashion-infused sanctuary in Ho Chi Minh City.

As lifestyle aspirations evolve, these high-fashion entries are proving that the future of Asian luxury real estate lies in bespoke, fully immersive living.
