Saudi Arabia's hospitality sector is evolving beyond traditional hotels, and The Ascott is preparing to capitalise on one of its fastest-growing segments. The Singapore-based hospitality company has announced plans to open Ascott Villas Riyadh in the fourth quarter of 2026, marking its first villa community in Saudi Arabia and reinforcing its long-term expansion strategy in one of the region's fastest-growing hospitality markets.
Located in Riyadh's Hittin district, close to the King Abdullah Financial District, the development will comprise 86 serviced villas designed for families, business travellers, relocating professionals, and guests seeking residential-style accommodation for longer stays. The project forms part of Ascott's broader expansion across the Middle East, Africa and Türkiye, where the company aims to grow its regional portfolio to 15,000 units by 2030.
The announcement reflects a wider shift taking place across Saudi Arabia's accommodation sector. As the Kingdom attracts more international businesses, consultants, expatriates, giga-project workforces, and long-term visitors under Vision 2030, demand is increasing for accommodation that offers more space, privacy, and flexibility than a traditional hotel room. Extended-stay properties, serviced residences, and branded residential communities are increasingly becoming an important part of Saudi Arabia's hospitality pipeline, particularly in cities such as Riyadh, where business travel and corporate relocation continue to grow.
Once completed, Ascott Villas Riyadh will offer two-, three-, and four-bedroom villas, featuring fully equipped kitchens, en-suite bedrooms, private outdoor spaces, and selected villas with private swimming pools.
Guests and residents will also have access to lifestyle amenities including a swimming pool, fitness centre, tennis court, children's play area, meeting rooms, and shared workspaces, combining the comfort of a private residence with professionally managed hospitality services.
The concept reflects growing traveller demand for accommodation that blends home-style living with hotel-quality convenience. Talking about the project, Vincent Miccolis said Saudi Arabia remains one of the company's most important regional growth markets. He said the upcoming development reflects confidence in the Kingdom's long-term hospitality outlook and the increasing demand for accommodation that offers greater privacy, space, and flexibility without compromising on service.
As Saudi Arabia continues expanding its tourism economy, hospitality developers are increasingly diversifying beyond conventional hotel models. Alongside luxury resorts and city hotels, serviced apartments, branded residences, and villa communities are expected to play an increasingly important role in accommodating the Kingdom's growing mix of leisure visitors, business travellers, and long-stay residents.
