Dusit International targets Singaporean buyers for landmark Dusit Central Park project

Dusit International, Thailand’s most distinguished hospitality company, has unveiled a once-in-a-generation real estate project that is set to redefine the skyline of central Bangkok. Created in partnership with Central Pattana PCL, the leading retail and real estate company, this inspiring integrated development will provide an unprecedented opportunity for Singaporean investors to become part of the rich history and heritage of Thailand.

Dusit Central Park is a spectacular new landmark that is currently rising at the most prestigious site in the Thai capital. Set on 3.7 hectares of super-premium CBD land previously occupied the Dusit Thani Bangkok hotel, this THB 46 billion (SGD 1.91 bn/USD 1.42 bn) integrated development will comprise two breath-taking branded residences – Dusit Residences and Dusit Parkside – plus a high-end retail mall, five-star hotel and Grade A office tower, all designed in a sustainable manner in accordance with the principles of feng shui, and connected by a stunning Roof Park that overlooks the city and Lumpini Park.
Standing 69 storeys high at the intersection of Silom and Rama IV roads, on the doorstep of Bangkok’s most prominent business and entertainment districts, these residences will become iconic addresses, akin to the apartments that surround Central Park in New York City and Hyde Park in London. Two distinct living concepts are available, suited to diverse urban lifestyles:

Dusit Residences will comprise 160 ultra-luxurious units, ranging in size from 120-750 square metres. Located on the 30th to 69th floors, these refined residences exude timeless grace while embracing the exclusive ambience and amenities of a private family home, with large living spaces and close connections to the city.

Dusit Parkside will feature 246 smart and stylish units, ranging in size from 55-115 square metres and located on the 9th to 29th floors. Curated for the new generation of affluent urban professionals and young families, these contemporary interiors and state-of-the-art amenities will be influenced by their proximity to this vibrant metropolis.

Residents of both zones will breathe clean air thanks to advanced HEPA filtration systems, while a wide range of facilities such as a swimming pool, jet pool, children’s pool, fitness centre, steam room, sauna, library lounge, private dining room and outdoor deck will create a deep sense of community. Exclusive 24/7 access to the five-star amenities of the new Dusit Thani Hotel, such as concierge, limousine and spa services, will ensure an unmistakable Thai touch. Seamlessly weaving these elements together will be the Roof Park, an awe-inspiring 11,200-square metre sky garden that ascends 20 metres to the seventh floor. With its verdant lawns, water features and lush foliage, this enchanting area will appear to merge into the green expanse of Lumpini Park.

Located at the intersection of Silom and Rama IV roads, where the vibrant districts of Silom, Sukhumvit and Sathorn converge, Dusit Central Park’s prime position is further enhanced with direct connectivity to the BTS skytrain and MRT subway networks, plus access to Bangkok’s network of elevated urban expressways, putting the entire city and airports within easy reach.

In late 2020, we unveiled our inaugural property in the Lion City with the launch of Dusit Thani Laguna Singapore, a wellness-focused retreat that has become highly popular with local guests seeking a soothing staycation.

Dusit Central Park is already capturing the imagination of savvy investors. Ms. La-ead Kovavisaruch, Chief Executive Officer of Vimarn Suriya, the project’s developer, revealed that presales of Dusit Residences and Dusit Parkside exceeded the company’s target in 2021, despite the impact of the global pandemic. In fact, 40% of the total available units have already been snapped up, mainly by high-net-worth Thai nationals. But she reiterated the fact that international buyers, especially from Asian countries, remain a key target market.

“In terms of our marketing strategy, we benefit from our solid customer base that stays loyal to the Dusit brand,” Ms La-ead commented. “However, our team places no less importance on international customers as well. We are planning roadshows overseas this year, starting with countries in Asia, then the Middle East where the Dusit brand boasts a strong customer base. I believe when the pandemic finally eases, we’ll be able to access our target group more easily.”

Since it was founded 70 years ago, Dusit International has achieved an enduring reputation for bringing warm and heartfelt Thai hospitality to the world. The debut of Dusit Thani Laguna Singapore in December 2020 represented a key part of the group’s strategy to serve guests in the ASEAN region. Located adjacent to the acclaimed Laguna National Golf & Resort Club, just 15 minutes from downtown Singapore, this five-star wellness retreat gives local residents a unique opportunity to “Eat Well, Sleep Well”, with organic cuisine at a choice of restaurants, spa treatments at Devarana Wellness, and workouts at the DFiT health centre, which includes a large gym, three swimming pools, tennis courts and more.

Dusit’s collection of 16 hotels and resorts in Thailand are also highly popular with Singaporean guests, who love visiting the kingdom and experiencing the group’s “Always Gracious” service.

Dusit Central Park is being jointly created by Dusit Thani PCL, which owns or manages over 320 hotels and resorts across 16 countries, and Central Pattana PCL, a Thai regional property developer which owns and operates 34 shopping centres and mixed-used projects. Construction work is already underway and the residences are on track for completion in 2025.
