Representative ImageUS short-term rental revenue is set to outperform last year's figures, with September showing a remarkable 26% increase in revenue per available rental (RevPAR), according to KeyData's US Summer Index. The report highlights that this growth is primarily driven by pricing strength, as average daily rates (ADR) rise by 11%, whilst occupancy increases by 13%.
The trend of rising ADR is consistent across the summer months, with July and August also showing revenue growth, albeit at a slower pace of 8% and 4% respectively. This pricing discipline is crucial as booking demand stabilises, allowing operators to maintain revenue growth despite a more normalised booking environment.
Airbnb's share of reservations has increased to 51% in the second quarter (Q2), up from 47% last year, whilst direct bookings have declined to 21%. This shift underscores the growing importance of marketplace visibility for rental operators.

Sally Henry, VP of Market Intelligence and Insights at KeyData, emphasised the significance of pricing in the current market. "Operators have held rates firmly through the second quarter and into the forward months, and that discipline is carrying revenue growth even as booking momentum settles into a steadier pattern," she stated.
Looking ahead, the market is expected to remain competitive, with revenue growth increasingly reliant on effective pricing strategies and capturing bookings closer to arrival dates. The full KeyData US Summer Index Report provides further insights into these trends
