The Asia-Pacific region has seen a 36% increase in its branded residence pipeline over the past year, now surpassing its completed stock. This growth reflects a global trend, with the sector reaching 1,972 schemes across more than 100 countries. Asia-Pacific accounts for 20% of this global stock, led by Thailand, Vietnam, and India.
Phuket, Thailand, remains a significant player, with 32 branded residential schemes, making it the largest resort market globally.
Riyan Itani, Founder of Global Branded Residences, noted, “Counting the residences inside those developments tells you how much product is actually coming to market and how significant the buyer demand actually is.”
Vietnam's developments are primarily located in coastal areas, with Ho Chi Minh City leading in the number of residences. Accor dominates the Vietnamese market, operating nearly half of the country's branded residences.
The report also reveals that branded residences globally achieve a 44% price premium over non-branded equivalents. Asia-Pacific's diverse price positioning allows it to cater to a broader buyer base, with luxury developments accounting for 61% of the region's projects. The GBR Data Hub, launched alongside the report, offers comprehensive market intelligence for stakeholders in the branded residences sector.
