Branded residences surge in Southeast Asia as buyers pivot to wellness and resort properties

For most people, the concept of branded residences tends to bring up the image of a status symbol: something that can only be had by a privileged few.

However, in recent years, there has been a significant mindset shift, especially in Southeast Asia where branded residences are now seen as lifestyle-driven investments for just about everyone.

According to an August 2025 report from Savills, the Asia Pacific now runs second to the Americas as it makes up 40 percent of the global pipeline for branded residences.

Of this, around 65 percent of upcoming supply is resort based thanks to a notable preference in coastal destinations among potential customers or investors.

Authors Otto Twist and Jacke Chye reported that: “Thailand, Vietnam, and Indonesia are leading the development pipeline, buoyed by rising affluence, tourism-led demand, and an increasingly brand-conscious investor base. These trends present timely opportunities for investors based in China, Hong Kong, and Singapore seeking premium lifestyle assets with long-term yield and capital appreciation potential.”

Interestingly, developers face an influx of supply that leans significantly towards wellness, non-hotel brands, and sustainability as a means of ramping up market value and visibility.
